Buy New Construction

Your agent in the sales office.

The friendly person in the model home represents the builder. We represent you, and in most Houston communities, the builder pays our fee.

What we do for you

More house, fewer surprises.

  • Community short-list. Commute, schools, amenities, total tax rate (including MUD/PID), HOA dues and resale history.
  • Builder comparison. Construction quality, standard vs. upgrade features, warranty terms and reputation.
  • Lot strategy. Orientation, backing, drainage, lot premiums and future development nearby.
  • Incentive negotiation. Closing-cost credits, design-center dollars, price reductions on inventory homes.
  • Contract review. Builder contracts are builder-written. We flag deposit, delay, change-order and arbitration terms for you and your attorney.
  • Inspections & walkthroughs. Pre-pour, pre-drywall and final inspections, a disciplined punch list and an 11-month warranty walk.
  • Financing clarity. Compare the builder’s lender incentive against outside options so you see the full picture.

FAQ

New construction questions.

Does it cost me anything to use an agent for new construction?

In most Houston new-home communities, the builder pays a cooperating broker fee to the buyer’s agent. Under current practice you will sign a written buyer representation agreement with us that spells out compensation, and we confirm the builder’s co-broke policy before you write an offer.

Do I need to bring my agent on the first visit?

Often yes. Many builders require the buyer’s agent to accompany you or register you on your first visit to the sales office or model. Call or text us before you go and we will register you.

Should I get an inspection on a brand-new home?

Yes. City inspections check code minimums, not workmanship. We recommend independent inspections at pre-pour (foundation), pre-drywall and final, plus an 11-month warranty inspection before the first-year coverage ends.

Is the builder’s preferred lender my best option?

Sometimes. Builders often tie incentives to their lender. We help you compare the full cost, not just the incentive, so you can decide with real numbers. You are never required to use any particular lender.

What taxes should I expect in a master-planned community?

Many new communities sit in Municipal Utility Districts (MUDs) or other special districts that add to the base county, city and school tax rate. Your total rate can vary significantly between communities, so we compare it alongside price and HOA dues.

Inventory home or build from scratch?

Inventory (spec) homes close faster and often carry the strongest incentives. A to-be-built home lets you choose lot, plan and finishes but takes longer and ties up your deposit. We help you weigh both based on your timeline and rate strategy.
