Development deals, de-risked.
A development deal is won or lost before closing: in the contract, the feasibility period and the entitlement plan. We work with developers on site acquisition and with landowners on structuring sales to developers, including option contracts, staged closings, joint ventures and seller participation. With affiliated financing relationships, we also help bridge the gap from contract to construction capital.
How we help.
Site selection & assemblage
Identify and assemble parcels for density, from inner-Loop townhome sites to suburban build-to-rent and commercial pads.
Contract structuring
Feasibility periods, extension fees, option agreements, staged takedowns and closing contingencies tied to platting and permits.
Entitlement roadmap
Platting, Chapter 42 lot rules, detention, utility capacity letters, MUD creation and TIRZ considerations, sequenced and assigned.
Exit planning
New construction listing, lease-up or build-to-sell strategies so the back end is planned before the front end closes.

Development Acquisitions questions.
How long should a feasibility period be on a development site?
It depends on what you must verify. Simple infill lots might need 30–45 days; larger tracts requiring platting, utility commitments or zoning changes in suburban cities often need extensions or an option structure.
Can you also list the homes once they are built?
Yes. New construction listing is a core service. See our builder listing program.
