Land in the path of growth.
Houston grows outward and upward at the same time: master-planned communities push the edges of Fort Bend, Waller, Montgomery and Brazoria counties while infill lots inside the Loop become townhomes and small-format commercial. Land is the least standardized asset in real estate. We help buyers and sellers sort out floodplain, utilities, MUDs, ETJ rules, platting and deed restrictions before price is even discussed.

Land Acquisitions questions.
What is the ETJ and why does it matter for land?
The extraterritorial jurisdiction is the area outside city limits where a city still controls subdivision platting. Texas law changed in 2023 to let many landowners petition out of an ETJ, which can change development rules and timelines.
What is a rollback tax?
If land under an agricultural valuation changes to a non-ag use, Texas can recapture the tax difference for prior years plus interest. Who pays it should be negotiated in the contract.
