Retail that follows rooftops.

Houston retail follows population, and Houston keeps adding it. The strongest neighborhood centers and pad sites sit in the path of new rooftops along the Grand Parkway, 290, I-69 and the Katy corridor. We work with investors buying net-leased and multi-tenant retail, owners repositioning older centers, and operators looking for the right site.

FAQ

Retail questions.

What does NNN mean in a Houston retail lease?

In a triple-net lease the tenant pays property taxes, insurance and common area maintenance in addition to base rent. The exact split varies, so we read every lease. “NN” and “modified gross” are common, and roof and structure responsibilities matter.

Where is retail demand strongest in Houston?

Generally in the path of new residential growth (master-planned communities along the Grand Parkway, 290, I-69/US-59 and I-10 West) and at high-traffic infill intersections.
