For real estate investors, qualifying for traditional mortgages can get harder with every property added. DSCR loans offer a different path: qualification based largely on the property’s ability to cover its own debt.
This is general educational information, not a loan offer. Terms vary by lender and borrower profile.
What DSCR means
Debt Service Coverage Ratio = Property Income ÷ Debt Payment
For residential investment loans, lenders typically compare market or actual rent to the full monthly housing payment: principal, interest, taxes, insurance and HOA dues. A ratio above 1.0 means rent covers the payment.
Why investors use DSCR loans
- Qualification based on property cash flow instead of personal tax returns.
- Portfolio growth beyond conventional loan limits.
- Entity ownership: many programs allow closing in an LLC.
- Business-purpose use for investment properties.
Trade-offs
DSCR loans typically involve higher pricing and larger down payments than owner-occupied loans, and some carry prepayment provisions. Compare offers carefully.
Houston-specific underwriting issues
Property taxes
Texas property taxes, including MUD taxes in many suburbs, significantly affect DSCR. Use realistic post-purchase assessments.
Insurance
Gulf Coast insurance costs, including flood insurance where applicable, can make or break coverage ratios.
Rent verification
Lenders may use appraiser rent schedules or existing leases. Have realistic expectations about market rents.
Strategies
- Buy in submarkets with strong rent-to-price relationships.
- Protest property taxes annually.
- Shop insurance before closing.
- Consider new-construction rentals for lower early maintenance. See build-to-rent in Houston.
